# The Docket

> The Docket is a weekly publication about the decisions climate change is already putting in front of Americans: whether to buy the generator, whether the flood insurance is enough, whether to stay in the city you love. It follows the people making those choices now. It treats climate anxiety as a reasonable response to real conditions. It won't tell you what to do, but it shows the tradeoffs clearly.

## Issue 24 — Human Stories

Stories of communities and individuals adapting to unprecedented environmental change

### The Accumulation

- [The Walls You Can Hear Through](<https://anchor.is/docket/issue/24/lived/article/11564/markdown>) — By [Seth D. Carrington](<https://anchor.is/docket/team/30/markdown>) · Published 2026-03-18 · Format: The Accumulation

A manufactured home rated for Wind Zone III is certified to hold at 110 miles per hour. The federal government says so. Hurricane Ian crossed Lee County at 150. Milton hit Sarasota at 120. Ten miles per hour doesn't sound like much until you're inside walls thin enough to hear your neighbor's television, and those walls are answering every gust with noises a concrete-block house would never make.

### The Middle Person

- [The Job That Doesn't Exist](<https://anchor.is/docket/issue/24/lived/article/11567/markdown>) — Published 2026-03-18

*In the 2024 hurricane season, reporters from NBC News, WUSF, Grist, and PBS all covered the devastation of Gulf Coast manufactured housing communities. They quoted residents, researchers, county officials, and FEMA representatives. They noted, repeatedly, that corporate park management companies declined to comment. Not a single on-the-record park manager appeared in any of the major coverage reviewed for this piece.*

### The Coverage Gap

- [Your Manufactured Home Insurance Probably Pays Less Than You Think. Here's What to Ask.](<https://anchor.is/docket/issue/24/lived/article/11568/markdown>) — Published 2026-03-18

Linda pays $1,100 a year to insure her 2009 manufactured home in a land-lease community outside Baton Rouge. She figures her policy works like her sister's coverage on a site-built house across town. It doesn't. Her home is insured at actual cash value, meaning every year of depreciation shrinks her payout. After seventeen years, a total loss could return a fraction of what rebuilding costs.

### Two Lives, One Trap

- [Little Ovens, Big Rents](<https://anchor.is/docket/issue/24/lived/article/11565/markdown>) — By [Seth D. Carrington](<https://anchor.is/docket/team/30/markdown>) · Published 2026-03-18 · Format: Two Lives, One Trap

A woman in Naples, Florida, paid $45,000 for her manufactured home and has been living in her carport since Hurricane Ian. She can't afford to leave. The lot rent keeps climbing. The insurance keeps vanishing. The summers keep getting longer and hotter inside walls two inches thick. More than 800,000 Floridians live in homes they own on land they don't, and three bills are coming due at once.

- [Seventy Miles Per Hour](<https://anchor.is/docket/issue/24/lived/article/11566/markdown>) — By [Seth D. Carrington](<https://anchor.is/docket/team/30/markdown>) · Published 2026-03-18 · Format: Two Lives, One Trap

The federal building code says a manufactured home in Mississippi must handle 70 miles per hour of wind. The tornado that hit Rolling Fork came at 195. In the poorest counties of the poorest state, manufactured homes are 60% of new housing, financed with high-interest loans on assets that lose value until the weather finishes them off. The families inside had one option when they bought. After the storm, they had none.
