HELOC Rate Comparison

Six peer-set HELOC introductory offers are active or potentially active across TechCU's two markets. Headline intro APRs range from 3.99% (CapEd, Treasure Valley [Verify]) to 6.75% (Stanford FCU, Bay Area [Confirmed]). TechCU's 5.75% intro sits 26bps above Patelco and 24bps below Monterra among confirmed Bay Area offers.
The 276bps spread across the full set overstates competitive distance once normalization limits are applied. Regulation Z computes HELOC APR from the periodic rate alone. Fees to open, use, or close the line are excluded. A $1,500 establishment fee (KeyPoint discloses $600–$1,500) or early-closure recapture (TechCU, $500–$1,500 in CA) adds cost invisible in the APR. Intro periods are not aligned: Patelco specifies six billing cycles, not six calendar months. Stanford FCU's Prime+0% carries no intro expiration. Post-intro margins are undisclosed for Patelco, Monterra, and CapEd, preventing total-cost comparison beyond the intro window. CLTV ceilings range from 80% (Stanford FCU, CapEd) to 85% (KeyPoint, with a $175K cap above 80%).
These offers cannot be ranked on headline APR alone. The fee, period, and post-intro gaps are too wide.
